Understanding Tile Roof Anatomy
A tile roof is a system, not just tiles:
- ✓Tiles (concrete or clay) — the visible armor. Last 50–100 years.
- ✓Underlayment — the actual waterproofing beneath the tiles. Last 20–30 years.
- ✓Battens, flashing, fasteners — the supporting cast.
Here's the key insight: most "tile roof failures" are underlayment failures. The tiles look fine while water pours through deteriorated felt underneath. This single fact drives the entire repair-vs-replace decision.
When REPAIR Is the Right Call
- ✓Isolated cracked/broken tiles (storm damage, foot traffic, fallen branch) — individual tiles can be replaced for $25–$75 each installed
- ✓A few slipped tiles — re-securing is quick and cheap
- ✓Underlayment is under 20 years old and confirmed intact
- ✓Flashing issues around chimneys/vents — repairable without disturbing the field tiles
- ✓Total repair cost under ~$3,000 on an otherwise healthy roof
Tile repair is surgical. A good roofer lifts surrounding tiles, fixes the issue, and resets everything. Done right, it's invisible.
When REPLACEMENT (or Re-roof) Makes Sense
- ✓Underlayment is 25+ years old — this is the big one. If the felt is done, you're looking at a "lift and re-lay": remove all tiles, replace underlayment, reinstall tiles. ($12,000–$22,000 — but you keep your tiles.)
- ✓Widespread tile breakage (>10% of tiles) — at some point you're rebuilding anyway
- ✓Multiple leaks in different areas — systemic failure, not isolated damage
- ✓Discontinued tile profile — if your tiles aren't made anymore, matching repairs look patchy and hurt curb appeal
- ✓Structural concerns — tile is heavy (750–900 lbs/square). If framing needs work, do it all at once
The "Lift and Re-lay" Middle Option
Most HB homeowners don't know this exists. If your tiles are in good shape but the underlayment is shot:
- ✓Carefully remove and stack all tiles (~10–15% breakage is normal; replacements sourced to match)
- ✓Strip old underlayment, inspect decking
- ✓Install new high-performance underlayment (synthetic or double-layer)
- ✓Reinstall original tiles with new flashings
Cost: roughly 60–70% of a full new tile roof. You get a 25–30 year waterproofing system while keeping your existing aesthetic. For many homes, this is the smartest money.
Cost Comparison (Huntington Beach, 2026)
| Option | Typical Cost | Lifespan Added |
|---|---|---|
| Spot tile repairs | $500–$3,000 | 2–5 years (localized) |
| Lift and re-lay | $12,000–$22,000 | 25–30 years |
| Full tile replacement | $18,000–$30,000 | 50+ years |
The Seismic Question
We get this a lot in HB: does tile's weight matter in earthquakes? Modern installations use upgraded fastening that meets current seismic code. Older mortar-set tile (pre-2000s) is the concern — if your tile is just sitting in mortar, an inspection is worthwhile. (More in our tile seismic risk guide.)
