Quick Comparison Table
| TPO | EPDM | Modified Bitumen | |
|---|---|---|---|
| Lifespan | 20–30 years | 25–30 years | 15–25 years |
| Cost (per sq ft) | $5–$9 | $4–$8 | $4–$7 |
| Energy efficiency | Excellent (reflective white) | Poor (black absorbs heat) | Moderate |
| Seam strength | Heat-welded (very strong) | Taped/glued (good) | Torched/mopped (good) |
| Best for | Energy savings, new installs | Budget, simple roofs | Repairs, overlays |
TPO (Thermoplastic Polyolefin)
- ✓Energy savings: The reflective white surface bounces back UV, cutting cooling costs 15–30%. In Orange County's climate, that's real money every summer.
- ✓Strong seams: Heat-welded seams are literally fused plastic — stronger than the membrane itself when done right.
- ✓Title 24 friendly: Meets California's cool-roof requirements easily.
- ✓Puncture resistant: Thicker membranes (60–80 mil) handle foot traffic well.
- ✓Installation quality matters enormously. Bad welds fail. This is not a system for the cheapest bidder.
- ✓Newer track record: TPO formulations have changed over the years; stick with established manufacturers.
- ✓Shrinkage/waviness can occur with poor installation.
EPDM (Ethylene Propylene Diene Monomer)
- ✓Proven longevity: 25–30+ years is normal with basic maintenance. The track record is unmatched.
- ✓Budget-friendly: Usually the lowest installed cost of the three.
- ✓Flexible in cold: Handles thermal cycling well (less relevant in OC, but still).
- ✓Simple repairs: Patches and seam tape are straightforward.
- ✓Black = hot. EPDM absorbs heat, raising cooling costs significantly vs. TPO. In a Costa Mesa summer, that's painful.
- ✓Seam reliance: Seams are taped, not welded — good, but not as bulletproof as TPO welds.
- ✓Shrinkage: EPDM contracts over time, stressing flashings and edges. Needs monitoring.
Modified Bitumen
- ✓Lowest cost: Cheapest of the three to install.
- ✓Great for overlays: Can go over existing roofs in many cases, saving tear-off costs.
- ✓Proven in SoCal: Decades of performance data in our exact climate.
- ✓Easy to repair: Any roofer can patch mod-bit.
- ✓Shorter lifespan: 15–25 years realistic — you'll replace it sooner.
- ✓Seam vulnerability: More seams than single-ply = more potential failure points.
- ✓Heat application risks: Torch-down installation is a fire risk during install (we use cold-applied or self-adhered where possible).
- ✓Heavier: Adds more load than single-ply.

What About Coatings?
For aging commercial roofs of any type, a silicone or acrylic coating system can add 10–15 years at roughly $2–$4 per square foot — far less than replacement. It's the best ROI in commercial roofing when the underlying roof is structurally sound.
